Development
What gets built here as the precinct comes forward.
Ballarat North is at draft plan stage. Rather than name estates that are not yet confirmed, we describe the housing types the precinct is planned to support.

Housing typologies
A mix of lot sizes and dwelling types.
Growth precincts in regional Victoria typically deliver a spread of conventional lots, compact lots and medium density product close to centres and open space.
New release land
As the draft plan is finalised and land is brought to market, new release stages are expected to come forward across the precinct. Register to be told when releases are announced.
House and land
Fixed-price packages that pair a titled or registered lot with a builder design. The most common entry point for first home buyers in Ballarat growth areas.
Townhomes
Lower-maintenance attached and compact dwellings, typically closer to future centres and open space. Suited to downsizers, singles and smaller households.
Larger lots
Wider frontages for double garages, side access and bigger backyards. Popular with families upgrading from established Ballarat suburbs.
Investment stock
Newer dwellings that appeal to tenants relocating to regional Victoria. Consider yields, depreciation and holding costs with your own adviser.
Social and affordable housing
The draft plan requires a minimum 13 per cent of new dwellings to be delivered as social and affordable housing across the precinct.
